Project List for 2014

For the year period starting in March I would like to mostly work on the interior of the house for purposes of livability. The following exceptions will occur during favorable weather. They are listed in roughly chronological order.
0: Clean and move things in / out.
1: Repair of rotted sill boards on west and south 2nd floor windows.
2: Demolition of garage.
3: Construction of north privacy fence.
4: Removal of phone service wiring.
5: Removal of storm window parts.
6: Painting of vertical deck boards.
7: Removal of SW weed tree.
8: Rodent and weather sealing of back deck.
9: New frost-free hose connections around house.
10: Removal the iron security door.

If time permits and other interior projects are going favorably:
Excavation under rear deck and possible diagnosis/repair of SE house post footings.

For the interior I would like to focus on finishing past projects so things don’t get any more out of control. (Lost trim bits, etc.) I’ll be attempting to work room by room when possible. The upstairs rooms will not be started until downstairs trim is finished.

1: Build front porch roof access panel to keep out rodents.
2: Fix fresh water to upstairs toilet and or replace toilet internal mechanisms.
3: Replace upstairs waste pipes with copper.
4: Fix gas stove connection.
5: Build hidden tub backstop to keep it from moving. Investigate additional solutions.
6: Get all trim shipshape and then paint.
7: Tile downstairs bathroom.
8: Paint downstairs bathroom.
9: Optionally install bathroom fan.
10: Patch all plaster walls and ceilings.
11: Mount downstairs bathroom door.
12: Install storage shelves in downstairs bath.
13: Investigate solid fuel stove for downstairs living space.
14: Investigate hydronic heating.
15: Write seismic upgrade plan for eventual city approval.
